That’s Right! A Picture just might be worth Hundreds of Thousands of Dollar when it comes to selling your property!

You only have one chance to make a good first impression! .. with this in mind… more and more Realtors are using professional photographers to take pictures of the homes they list.

Almost all home buyers peruse listings on the internet today and view images of homes to start narrowing down which homes they want to go look at. It’s the first step in shopping for a home to purchase. Quality photos definitely show your home at it’s best – and give you the best chance of catching a buyer’s eye!

Professional photographers have thousands of dollars with of equipment , experience with setting up shots – and use digital technology to make the photos look fabulous.. but: the photos can only look as good as what the camera sees! Here’s where you get involved!

Homeowners can maximize the benefit of quality photography by having their home Ready to Shoot! If you are a homeowner and are preparing to sell your home.. it stands to reason: Have your home and property polished up and ready to shine for the camera.

Here are a few simple chores YOU can do.. to get the best pictures of your home:

    • Have your landscaping tidy! Mow and edge your lawn, pull weeds, trim plants, lay down barkdust if possible. The exterior is usually the first shots your buyer will see!
    • Have everything clean! Sweep Decks and exterior surfaces if you have tree debris. Put away ladders, hoses, lawn mowers etc. Get Garbage Cans / Recycle containers etc. out of view! Have all your interior rooms ready to be photographed! Clutter will ruin an otherwise nice photo!
    • Remove cars from your driveway, and if possible arrange to have no cars parked in front of your home or within view of the photos. This puts your home in it’s best view.
    • Have all light bulbs in your home in working order. Photographers will turn on every light possible to enhance the lighting. Ceiling lights, Tracks Lights, Floor Fixtures, Bathroom vanity lighting all are compromised if light bulbs are burnt out !
    • Have all work done BEFORE the photographers arrive. It’s better to reschedule your photoshoot rather than impact the quality of your potentially great photos..

 

With these few simple tips you will get the best pictures possible of your home and speed the process of finding your buyer and getting the best sales price for your home!

Well.. Radon is for Real !

Radon is a colorless gas that occurs naturally on earth, being generated from radioactive elements in the soil. As such, the gas itself is slightly radioactive. It can percolate up through the soil and become trapped under structures such as houses. It is slightly heavier than ordinary air, and therefore will ‘sink’ to the lowest level below other air in the same room. It is often found in higher concentrations levels in basements of houses into which it has entered.

Analagous to cancer caused by long term smoking, living in a house which has slight radon concentrations can , over a period of years, lead to health concerns. Effects are more likely if there is a bedroom in a basement or lower level of a house in which radon has infiltrated.

radon_tester_250x145 Sensitive equipment can detect the presence of these low levels of radioactive radon, and a test with these instruments can be arranged at relatively low cost.

In the Pacific Northwest, much of our topography was influenced by great upheavals of soil from volcanic eruptions or glaciers which moved large boulders. For this reason, any given house could be resting above an invisible source of radon, while adjacent houses may not detect even a trace!

I get so amazed at the multiple offer game. We are often, in this market, faced with property that has more than one buyer. As a buyer’s agent, we are bound usually to a buyer who can purchase up to a given amount. That’s it. They are looking in this price range because it is what is affordable. All buyers want the best deal possible and to have the price drive up on the house they love is hard on the best of them. Losing property can break buyers down. Most listing agents don’t know that as long as we have the seller’s permission to disclose the offer amounts to the other realtors, they can all be informed making the situation less stressful and helpless, less chancy, and more productive. It works like this. The listing agent finds out they are going to have multiple offers. At this point, they would approach the seller and ask for permission to disclose the offer amounts. Let’s see, the downside is that the second offer in will either offer higher or won’t waste his time. And the first offer has a chance of increasing their offer. The subsequent offers can do the same, allowing all to offer up to what they are comfortable with and can afford and dropping out when the price is too high. This is so much easier and gets rid of the mystery. The home sells at market value and all buyers know exactly where they stand.

The whole process can be very stressful to buyers.. and sellers. I am here to help you navigate making and accepting offers. I was asked by my clients if I have used a professional photographer. I said I always felt like my pictures were adequate and my clients have been happy in the past. I went away pondering the possibility of expanding to a more “professional” touch. I recently hired Mark LaHaie to create my website. I am very happy with what he’s done with karolynwold.com. He seems to take what I want and like magic, turn the ideas into reality. I am so pleased. He mentioned along the way that he does professional photography with his brother Greg. They met with me on Friday and sent over pictures that evening. I was able to post beautiful pictures and add a virtual tour from Mark and more the next morning. He made postcards with the townhome and my clients felt like they had not ever seen pictures like this of their townhome! They also commented on the fact that they have been looking for replacement property for the past 3 months and have not seen pictures this good. For those of you looking to short sale your home, as of January 1st, the government did not extend the mortgage forgiveness debt relief act that has been in place, excusing Oregon home owners from having to pay taxes on the amount forgiven by the bank. In other words, if the bank is willing to forgive a seller $200,000 on the property they are short selling, they will be paying taxes on the $200,000 as if it were INCOME. Ouch!
