]]>Radon is a colorless gas that occurs naturally on earth, being generated from radioactive elements in the soil. As such, the gas itself is slightly radioactive. It can percolate up through the soil and become trapped under structures such as houses. It is slightly heavier than ordinary air, and therefore will ‘sink’ to the lowest level below other air in the same room. It is often found in higher concentrations levels in basements of houses into which it has entered.
Analagous to cancer caused by long term smoking, living in a house which has slight radon concentrations can , over a period of years, lead to health concerns. Effects are more likely if there is a bedroom in a basement or lower level of a house in which radon has infiltrated.
Sensitive equipment can detect the presence of these low levels of radioactive radon, and a test with these instruments can be arranged at relatively low cost.
In the Pacific Northwest, much of our topography was influenced by great upheavals of soil from volcanic eruptions or glaciers which moved large boulders. For this reason, any given house could be resting above an invisible source of radon, while adjacent houses may not detect even a trace!

]]>I get so amazed at the multiple offer game. We are often, in this market, faced with property that has more than one buyer. As a buyer’s agent, we are bound usually to a buyer who can purchase up to a given amount. That’s it. They are looking in this price range because it is what is affordable. All buyers want the best deal possible and to have the price drive up on the house they love is hard on the best of them. Losing property can break buyers down. Most listing agents don’t know that as long as we have the seller’s permission to disclose the offer amounts to the other realtors, they can all be informed making the situation less stressful and helpless, less chancy, and more productive. It works like this. The listing agent finds out they are going to have multiple offers. At this point, they would approach the seller and ask for permission to disclose the offer amounts. Let’s see, the downside is that the second offer in will either offer higher or won’t waste his time. And the first offer has a chance of increasing their offer. The subsequent offers can do the same, allowing all to offer up to what they are comfortable with and can afford and dropping out when the price is too high. This is so much easier and gets rid of the mystery. The home sells at market value and all buyers know exactly where they stand.

]]>For those of you looking to short sale your home, as of January 1st, the government did not extend the mortgage forgiveness debt relief act that has been in place, excusing Oregon home owners from having to pay taxes on the amount forgiven by the bank. In other words, if the bank is willing to forgive a seller $200,000 on the property they are short selling, they will be paying taxes on the $200,000 as if it were INCOME. Ouch!
